Prosper offers newer construction, larger lots, and more competitive pricing. Home prices in Prosper typically provide 15 to 25 percent better value compared to similar square footage in Frisco.
Popular communities like Windsong Ranch, Star Trail, and Light Farms deliver resort-style amenities and modern designs. In addition, buyers get access to the rapidly expanding Prosper ISD. As a result, Prosper is an excellent choice for families who want more space without a higher price tag.
The Tax Factor
Property tax rates also differ between the two cities. Frisco homes on the Collin County side in Frisco ISD carry a combined rate around 1.96% per $100 of assessed value. On the other hand, Prosper ISD rates vary by location. Some Prosper neighborhoods also carry additional MUD or PID assessments.
