Buying a Home in Frisco, TX: Real Costs, Schools and Neighborhoods

Quick take. Frisco is the priciest city in the North Dallas suburbs, and you get top schools, low crime, and a lot to do for it. The good news for buyers is that prices have been easing and homes sit longer, so you have room to negotiate. The surprise most buyers miss is the property tax bill, which can add $700 to $850 a month on a typical home. I’ll walk you through the real numbers below.

I’m Neda with Houses by Neda Team. I’ve lived in Frisco for 13 years, and I came to real estate from accounting, so I show buyers the full monthly cost before they fall in love with a house.

What a $600,000 Frisco home really costs each month

Here’s a typical first-time buyer setup: $600,000 home in Collin County, 5% down ($30,000), 30-year fixed at 6.25%.

Frisco property taxes, broken down

Frisco’s combined rate is about 1.68% in the Collin County side and about 1.63% in the Denton County side, before exemptions.

Taxing entityRate per $100 (2026)
Frisco ISD$1.0194
City of Frisco$0.425517
Collin County$0.151414
Collin College (Collin side only)$0.08122
Denton County (Denton side only)$0.183394 (proposed)

The city held its rate flat for 2026-27, nine years without an increase. Exemptions help a lot: the school district exempts the first $140,000 of a homestead’s value, the city takes off 20%, and Collin County takes off 5%.

MUDs and PIDs. Inside Frisco city limits, MUDs are rare. But some homes with a Frisco mailing address sit in Little Elm, Prosper, or unincorporated Denton County, and those can carry MUD or PID taxes that add hundreds a month. Always check the tax certificate. Learn how MUDs and PIDs work.

Schools

Most of Frisco is served by Frisco ISD, but parts of the city are zoned to Prosper ISD, Lewisville ISD, or Little Elm ISD, and each has its own tax rate. Frisco ISD rezones often and publishes zones as maps only, so always check by exact address. Look up any address at ntxschoolguide.com.

Neighborhoods by budget

  • $550K to $800K: The Trails, where 4-bedroom homes average around $655,000
  • $1M and up: Phillips Creek Ranch, Richwoods, Starwood, Newman Village

One note: Frisco Lakes, which shows up at lower prices in searches, is a 55-and-over community.

Commute and getting around

Frisco sits on the Dallas North Tollway, Sam Rayburn Tollway (121), and US 380. Legacy West and the Plano corridor are 10 to 20 minutes for most of the city, and downtown Dallas is roughly 35 to 50 minutes depending on traffic. Frisco doesn’t have DART rail, but the DCTA GoZone on-demand rideshare covers the city.
