Frisco & Prosper Real Estate FAQ

Straight answers to the questions buyers and sellers ask most about Frisco and Prosper, Texas, from Neda Dameshghi, REALTOR® with the Houses by Neda Team at Real Broker LLC (TREC #794201).

Frisco, TX

Is Frisco, TX a good place to live?

Frisco is a fast-growing city about 25 miles north of downtown Dallas that sits in both Collin and Denton counties. Families are drawn to Frisco ISD, master-planned neighborhoods, and amenities like The Star (the Dallas Cowboys headquarters), the PGA of America headquarters, Toyota Stadium, and Riders Field. The tradeoffs are higher property taxes in some newer communities and traffic along the Dallas North Tollway and SH 121. See Frisco TX Realtor and why people are moving to Frisco.

What school district serves Frisco homes?

Most of Frisco is zoned to Frisco ISD, but some Frisco addresses are served by Prosper ISD, Little Elm ISD, or Lewisville ISD. Elementary and middle school attendance zones can also change as new campuses open. Always confirm the exact address with the district before you make an offer. Start with the guide to Frisco ISD elementary schools.

Why are property taxes different on two similar Frisco homes?

Your tax bill depends on the county (Collin or Denton), the school district, and whether the home sits in a MUD or PID. Two homes at the same price can have very different monthly payments for these reasons. Neda builds a true monthly cost estimate for each home a client is serious about. Read Frisco TX Property Taxes 2026.

What are MUD and PID taxes?

A MUD (municipal utility district) is a special district that finances water, sewer, and drainage infrastructure and charges its own property tax rate. A PID (public improvement district) charges an assessment to pay for neighborhood improvements; some PID assessments can be paid off early. Both are common in newer North Dallas communities and should be part of your budget. See The True Cost of Owning a Home in Frisco.

How does the homestead exemption work in Frisco?

If the home is your primary residence, you can apply for a homestead exemption with the Collin or Denton appraisal district. It lowers the taxable value for school taxes (the school district exemption is $140,000) and caps how much your homestead appraisal can rise each year at 10%. Details are in Frisco Homestead Exemption 2026.

Which Frisco neighborhoods does Neda know best?

Neda lives in Phillips Creek Ranch and works closely with Edgestone at Legacy, Starwood, Newman Village, Christie Ranch, Panther Creek, Chapel Creek, Stonebriar, and Griffin Parc.

Prosper, TX

Is Prosper, TX a good place to buy a home?

Prosper is a growing town just north of Frisco, also split between Collin and Denton counties. Buyers like its master-planned communities such as Windsong Ranch and Star Trail, larger lots in established areas, and Prosper ISD. Many newer neighborhoods carry MUD or PID assessments, so the true monthly cost matters. See Prosper TX Realtor.

Is all of Prosper in Prosper ISD?

Most Prosper addresses are zoned to Prosper ISD, but district and campus boundaries do not always follow town limits, and Prosper ISD keeps adding campuses as it grows. Confirm the exact address with the district. Compare districts in Frisco ISD vs Prosper ISD 2026.

Should I bring an agent to a Prosper model home?

Yes, and on the first visit. Many builders require your agent to be with you at your first visit or registration for that agent to represent you. Your agent can review the builder contract, lot premiums, and incentives on your side. Read the Prosper new construction guide.

Is Prosper more expensive than Frisco?

It depends on the neighborhood, lot size, and age of the home, and on tax rates, which can change the monthly payment more than the price does. Compare them in Frisco vs Prosper Home Prices 2026 and Frisco vs Prosper vs Celina.

Buying a Home

Do I have to sign an agreement before touring homes with an agent?

Yes. Since August 2024, buyers sign a written buyer representation agreement before touring homes with an agent. It spells out the services, the term, and how the agent is paid. Ask questions before you sign; everything in it is negotiable.

Who pays the buyer’s agent?

Buyer agent compensation is negotiable. It may be paid by the buyer, or the buyer can ask the seller to pay it as part of the offer. Your agreement with your agent says what happens if the seller does not pay.

What closing costs should buyers expect in North Dallas?

Buyers commonly pay a few percent of the price in closing costs, including lender fees, appraisal, title-related fees, and prepaid taxes and insurance. Your lender gives you a Loan Estimate with the details. Try the true-cost mortgage calculator to see the full monthly payment.

How long does it take to close on a home?

A financed purchase usually closes in about 30 to 45 days after the contract is signed. Cash purchases can close faster. Timing depends on the lender, appraisal, and title work.

Selling a Home

What does it cost to sell a home in Frisco?

Sellers typically pay the listing agent’s fee, any buyer agent compensation they agree to, the owner’s title policy (customary for Texas sellers), prorated property taxes, and any agreed repairs or credits. Commissions are not set by law and are negotiable. Neda gives every seller a written net proceeds estimate before listing.

How do I find out what my home is worth?

Request a free home valuation. Neda prepares a pricing analysis from recent comparable sales in your neighborhood and a line-by-line estimate of what you would net.

Do I have to offer compensation to the buyer’s agent?

No. It is a negotiable choice. Offering it can widen your pool of buyers, and it can also be handled in individual offers instead. Learn more in How the NAR Settlement Changed Selling.

How long will it take to sell my Frisco home?

It depends on price, condition, and the neighborhood. Homes priced right from the first week usually sell faster and for more. See pricing your home right the first week and Frisco listing agent services.
